Fairfield Homes Hosts Grand Re-Opening of Stratford Place
Residents benefit from comprehensive facility upgrades
 
Lancaster, OH - Fairfield Homes, Inc., a full-service development, construction and property management company, celebrated the grand opening of the newly renovated Stratford Place apartments in Dayton, Ohio today, along with Mayor Shenise Turner-Sloss and key project partners.
 
Stratford Place is a 100-unit affordable housing community serving active adults and individuals living with disabilities in the Dayton area. The renovation project consists of substantial interior and exterior improvements, including fully renovating the units from the wood framing outward to create modern, comfortable and functional living spaces. Residents now benefit from all-new plumbing, electrical systems, drywall, entry doors, and modern finishes such as LVT plank flooring, updated cabinetry, appliances, fixtures, and fresh paint. Additional enhancements include walk-in showers and the installation of energy-efficient mini-split ductless HVAC systems for improved comfort and climate control.

The project was awarded 4% Low-Income Housing Tax Credits (LIHTC) from the Ohio Housing Finance Agency (OHFA), along with bond gap financing (BGF) that enabled significant property-wide renovations while preserving long-term housing affordability. The redevelopment also allows the property to achieve green building certification, reinforcing Fairfield Homes’ focus on sustainability and quality living environments.
 
The renovation was completed in collaboration with partners at Gorsuch Construction, Inc., Shremshock Architecture & Engineering, Ohio Housing Finance Agency, Ohio Department of Development, U.S. Department of Housing and Urban Development (HUD), City of Dayton, RiverHills Bank, Enterprise Communities, Integrated Services for Behavioral Health, and St. Mary’s Development Corporation.
