Fairfield Homes Announces Development of the Cornerstone at Eclipse Run
58 units of new affordable housing coming to Athens County
 
Lancaster, OH - Fairfield Homes, Inc., a full-service property management, development and construction company, is proud to announce that Cornerstone at Eclipse Run, a new 58-unit affordable family housing community in The Plains, Athens, Ohio, successfully closed on November 5, 2025. The development was awarded both Ohio Low-Income Housing Tax Credits (OLIHTC) and Ohio Housing Trust Funds. These valuable competitive state resources, when leveraged with Federal LIHTCs and Tax-Exempt Bonds, enable deeper and more impactful investment in quality affordable housing.

Designed to blend seamlessly into the surrounding neighborhood, The Cornerstone at Eclipse Run will offer a mix of one-, two-, and three-bedroom floorplans that prioritize both cost-effectiveness and visual appeal. The community will feature a range of amenities intended to enhance daily living, including a covered patio area and fitness room.

Ideally located adjacent to Athens High School and Joe Burrow Stadium, the development sits beside The Plains Preserve and connects directly to the Hocking Adena Bikeway. These natural and recreational connections will provide residents with convenient access to scenic outdoor spaces, including the Preserve’s protected Eclipse Run stream and the bikeway linking The Plains to Nelsonville and Athens.

The project, which has an anticipated completion date of Spring 2027, marks a significant step toward addressing the growing demand for affordable homes in Athens County and underscores Fairfield Homes’ long-standing dedication to building community through sustainable, resident-centered housing.

Fairfield Homes will serve as developer and property manager. Project partners include Ohio Capital Corporation for Housing as the LIHTC syndicator for both the state and federal credits, RiverHills Bank as the conventional construction-to-permanent loan lender, the Ohio Housing Finance Agency as the Bond Issuer, Gorsuch Construction as General Contractor, and Columbus Design Company as project architect.
